I spent an eternity looking at houses and trying to purchase one that was best for me. With the crazy housing market, there was a plethora of houses to choose from, but I was competing with dozens of other buyers for each house. During the process, I learned a lot about what was important to me. In the beginning, I didn’t think that I cared about the HVAC system, but the more I toured houses, the more I realized how crucial it was to find something that had a reliable, well cared for HVAC system. SInce I would be spending a lot of money on a downpayment and maybe a few cosmetic renovations, my realtor advised me to look at homes that didn’t have any massive appliance issues. This included things like washer and dryers, kitchen appliances, and furnaces and AC units. I took what he said to heart and I stopped looking at houses that had window AC units and ductless mini split systems, because I knew I wouldn’t enjoy living in a home with those AC options. I’d always used central AC, and I wanted to continue that without having to spend thousands of dollars to get it. A lot of the houses I’d toured in the beginning only had the window AC units and ductless systems, so I was thankful that my offers on those never got accepted. The house hunting took longer, but I’m so glad I waited and ended up with a home that already had a wonderful HVAC system.
